Facility & Operating Requirements

Pie and Filled-Product Facilities

Map refrigerated ingredient holding, filling preparation, product movement, packaging and service access. Evaluate the facility interfaces with existing processing equipment rather than assuming that all equipment should be replaced.

Operating Bakery Refurbishment

Document current services, concealed routing, drain conditions, electrical interfaces and the allowable construction zones. Limit uncertainty before issuing an installation package.

New Bakery Production Space

Confirm what the selected building can support: loads, distribution, hygiene, waste handling, staffing and OEM installation access. A lease cost alone is not the cost of making the shell production-ready.

Plan the Facility Work

Separate refrigeration source performance, distribution, controls and point-of-use requirements. Check the existing product and facility loads.

  1. Survey the installed stateRecord assets and measured conditions.
  2. Identify the constraintSource, distribution or control.
  3. Compare alternativesRepair, controls, retrofit or replace.
  4. Verify performanceTest at the agreed production duty.
Resolve before procurementDo not promise more bakery output from a utility change unless that utility is the measured production constraint.

Develop the isolation, demolition, access, rigging, installation and restart sequence with the owner and each affected trade.

  1. Freeze the scopeResolve field and supply interfaces.
  2. Prefabricate & stageCheck components before the outage.
  3. Execute the cutoverCoordinate each approved work package.
  4. Release to productionComplete the accepted readiness gates.
Resolve before procurementThe published timing of a previous bakery project is not a universal outage commitment.

Translate product, process and OEM requirements into the building and utility package before major procurement.

  1. Define the production basisProducts, shifts and package mix.
  2. Survey the buildingServices, structure, drains and access.
  3. Coordinate the designOEMs, trades and operating routes.

Coordinating the Facility Project

Start with the business outcome

Bakery facility projects can be driven by unreliable utilities, restricted access, aging services or a hard shutdown deadline. DPS’s published bakery case describes refrigeration, piping, underground plumbing and electrical coordination. The investment case should compare retained assets, targeted upgrades and replacement on full installation cost, actual operating savings and restart readiness.

This page covers facility and utility engineering, project coordination, installation and controls within an agreed scope. It does not represent DPS as the manufacturer of ovens, mixers, proofers, dough systems or complete bakery processing lines. Confirm local construction licensing and specialist contractor responsibilities for the project.

Commissioning Tests and Performance Acceptance.

Freeze the Shutdown Scope

Survey retained assets, concealed services, access and isolation points. Agree the work packages, trade responsibilities and restart criteria before the planned outage.

Check Utilities and Trade Interfaces

Verify refrigeration, piping, drains, electrical work and controls against the agreed duties. Coordinate inspections and the interfaces between retained systems and new installation.

Confirm Restart Readiness

Close the agreed installation and readiness checks with the owner and affected trades. Verify the return to production against the documented restart criteria.

Plan Your Project

Review the scope, cost assumptions and operating case for your project. The examples and calculators below support early planning and are not DPS quotations.

Compare Operating Corrections, Retrofit and Replacement.

Start with a facility condition and utility assessment, a documented outage limit and restart criteria. Prioritize repairs or controls changes that meet the actual duty before replacing every asset.

Investment boundaryThe default case below is savings-led: additional sales are set to zero. It does not assume that a building upgrade automatically increases customer demand or bakery output.

Coordinate the chosen process OEMs, food / personnel routes, thermal and cooling loads, drains, electrical distribution, waste and access. Compare the complete fit-out with available commercial demand and operating overhead.

Investment boundaryNo new-facility quote is implied by the retrofit example. Include the building / land or lease fit-out, specialist bakery OEMs, utility services, commissioning, startup cash and working capital in the new-facility business case.

Bakery Facility Renovation Cost: Complete Installed Scope.

Compare proposals with the same product duty, supplier boundaries and acceptance basis. The amount below is a transparent planning example, not a market price range, supplier estimate or DPS quotation.

Illustrative scope-based budget / USD
Cost bucketAssumed amount
Facility / utility engineering$45,000
Utility and distribution components$110,000
Multi-trade installation$85,000
Controls integration$40,000
Commissioning / restart trials$30,000
Documentation and training$15,000
Defined project scope$325,000
Separate site / facility additions$50,000
Capital contingency (15%)$56,250
Separate one-time startup / shutdown cost$45,000
Incremental working capital$10,000
Total initial cash$486,250

The defined scope assumes applicable freight, procurement charges and taxes are included in the owner’s estimate. Add missing civil, land / shell, OEM, environmental, validation and permitting costs explicitly. Site and field conditions, duty, production access and quoted supplier scope determine actual price. Financing is excluded.

Worked Operating Case

Illustrative savings-only case: no incremental sales volume is assumed. Annual baseline energy savings are $65,000, water / cleaning savings $12,000, maintenance savings $30,000 and avoided paid labor 1,500 h × $40 × 80% = $48,000. Deduct $25,000 additional fixed operating cost. Enter actual metering, work orders and payroll evidence before using this case for a decision.

Calculated from these assumptions: steady annual net benefit $130,000; year-one net cash $106,750; cash payback 3.92 years; five-year NPV at 10% is −$14,584. Change the assumptions below to test a different case.

Pie & Bakery Facility Engineering: New-Facility Cost and Utilization Case.

Assumed whole new bakery operation for comparison, broader than DPS’s published infrastructure case: the $4.5M defined scope includes owner-procured specialist dough / oven / forming / packaging packages as applicable, refrigeration / utilities, engineering, integration, installation and commissioning. The $3.0M separate site allowance covers the assumed facility boundary. Including an OEM cost is not a claim that DPS manufactures that machine.

The $1.2M additional annual fixed cost assumes $800,000 fixed payroll / supervision, $250,000 occupancy and overhead, and $150,000 service / other fixed operation. Product ingredients, packaging and incremental production costs are already in $2.70/kg variable cost.

Hypothetical new-operation cash requirement / USD
Owner-budget itemAssumed or calculated amount
Defined equipment / engineering / installation scope$4,500,000
Separate site / facility allowance$3,000,000
Capital contingency (15%)$1,125,000
One-time pre-production startup expense$400,000
Incremental working capital$300,000
Total initial cash$9,325,000
Steady sold good output1,890,000 kg/year
Additional fixed operating cost$1,200,000/year
First-year gross-benefit realization40%
First-year net operating cash$160,800
Steady net annual cash$2,202,000
Five-year NPV at 10%−$2,833,324

Scheduled capacity is 250 days × 7 hours/day × 1,800 good kg/h; 60% realization and the 2,000,000 kg demand ceiling determine sold output. Historical material, payroll, energy, cleaning and maintenance savings are all zero. Startup expense covers separate pre-production activities; the year-one ramp already models unrealized gross operating benefit. Do not charge the same launch loss twice.

Use the New-facility example button below to inspect and change all assumptions. A negative NPV is a reason to revisit scope, utilization, contribution, timing or the decision horizon; it is not hidden by forcing a faster payback.

Calculation Basis

  • Five-year, pre-tax cash flow. Financing, depreciation and asset resale are excluded.
  • Initial cash includes contingency, startup costs and working capital; year one reflects ramp-up.
  • Output is capped by demand. Count each production gain or verified cash saving once.

Pie & Bakery Facility Engineering FAQ

Does DPS manufacture complete bakery lines?
The bakery evidence used here concerns facilities, utilities and project delivery. Ovens, dough machinery and other specialist systems must be explicitly assigned to the relevant OEMs; no complete-line manufacturing claim is made.
Can we claim a financial return for a mandatory upgrade?
Distinguish essential compliance / reliability work from discretionary economic improvement. Compare feasible compliant alternatives on full cost and operating consequences. Do not invent sales or avoided fines to make the return look attractive.
How should shutdown risk be priced?
Use a documented production and demand plan, inventory cover, outsourcing options and genuinely lost contribution. State the probability or compare named alternatives. A one-off avoided shutdown is not an annual saving.
Are these prices or returns a DPS commitment?
No. The example inputs exist to make the business-case calculation reviewable. Actual scope, prices, schedule, savings and performance need project-specific assessment and agreement.
What should the first DPS conversation include?
Bring the product and package mix, operating baseline, commercial target, retained assets, site constraints, available outage window and the capital options you are considering. Mark unknowns for measurement or supplier trials.
